The purchase of a home, unit or investment property is a major step for most, so it stands to reason that confidence in making such a decision is important. Superficial factors, such as landscaping, furnishings and decor can easily influence a buyer but, while these factors may sway the final decision, the basic structure and workmanship have far more bearing on the long-term viability of the property. Should the property have a problem of which the buyer is unaware at the time of purchase, the agent, vendor, or solicitor cannot be held liable. In such cases, the burden of any defect (and associated costs) invariably lies solely with the buyer.
